Many people cringe when they consider "renting"
their home, and in reality, we don't actually "rent" homes. We do,
however, provide accommodations for vacationers. The fact is that our tenants
are some of the "kindest" on earth. This portion of Western North
Carolina is not conducive to the same crowds that frequent areas such as Panama
City Beach and Daytona Beach. Folks come to the mountains to relax, not for
strip malls and the party atmosphere. If we had to give a brief description
of most of our guests, it would go something like this: 1. mature; 2. calm;
3. likes to read; 4. enjoys watching the sunrise over the mountain; 5. looking
to escape the hustle and bustle of the city for a few days, a week, or for
the summer.
CENTURY 21 FoxFire Realty Group offers comprehensive property management
services for owners that would like to maximize their investment in a mountain
home or cabin. Although not every home meets the criteria to become a truly
successful investment property, many of them do, and most owners find this
arrangement to be very lucrative. Our fee structure is based upon the same
philosophy that our agents work under - performance driven compensation programs
- which in short means that our income is based solely on our firms' success
in renting the property. We have no minimum fees required to have a property
in our program.
Components of our Property Management services offered include the following:
- The development of an inexpensive (cost to owner- $128.00) yet highly
recognized internet-based marketing system to increase occupancy rates;
- The development and maintenance of trust accounts;
- Reservations, bookings, and collections of security deposits, rental receipts,
and required contractual documents for guests;
- Scheduling the post-check out services such as housekeeping and routine
maintenance tasks;
- Recording, bookkeeping, collection, and submittal of required county and
state sales and hospitality taxes;
- The development and submittal of monthly and yearly statements to owners
that are necessary for filings with the Internal Revenue Service and North
Carolina Department of Revenue;
